With a large percentagxe of housing dedicated to HDB flats (public housing) and short-term rentals like Airbnb heavily restricted, the supply of hotels just doesn’t match the demand.
The result? Even “budget” hotels in Singapore can be pricier than you might expect.

Which area in Singapore is the best to stay?
It really depends on what you’re looking for! Singapore is compact and well-connected, so no matter where you stay, you’ll never be too far from the action. That said, different neighborhoods have totally different vibes:
Orchard Road – Best for shopping and upscale hotels, but lacks that “Singapore charm.”
Chinatown & Tanjong Pagar – A mix of heritage and modern, with amazing boutique hotels, great food, and a lively atmosphere.
Little India & Kampong Glam – Colorful, historic, and packed with culture, great for more affordable boutique stays.
Katong & East Coast – A bit further from the tourist hotspots but full of local charm, historic shophouses, and great food.
For a first-time visitor, I’d personally lean toward Chinatown or Tanjong Pagar—central, atmospheric, and full of great places to eat and explore.
Why are Singapore hotels so expensive?
Blame it on the land, or rather, the lack of it. Singapore is a tiny island with a huge demand for accommodations, and that scarcity drives prices up. Unlike other major cities where Airbnb helps balance the market, short-term rentals are heavily restricted here, meaning hotels hold most of the power when it comes to pricing.
Another factor? Singapore does luxury really, really well. Many of its hotels lean toward the high-end side of things, from ultra-modern skyscrapers with rooftop infinity pools to beautifully restored heritage buildings. Even the “budget” options tend to be stylish boutique stays rather than your standard cheap-and-cheerful fare.
That said, while you won’t find rock-bottom hotel prices in Singapore, you can find good value—especially if you book early, avoid peak travel seasons, and keep an eye out for deals.
